Well we are still seeing signs that the market is improving. Statistics for March are showing that the number of sales, condo and home, are increasing...alot! IN FLORIDA, home sales were up 12% from last year and condos were up 24% from last year. Here in the Fort Lauderdale area our numbers were up 4% for homes and 8% for condos over last year. Although the median price was down from last year it was again flat or up from last month. This has been our best indicator that we may have hit bottom last last year or early this year. Only time will tell. Our biggest issue right now is our extremely low inventory. We are showing an overall drop of about 18% from last years low level of available property.

And now for some good advice on selling your home and how to improve it CHEAPLY!

First, CLEAN AND DECLUTTER...It's cheap and easy! Remember, LESS IS MORE! De-personalize, unclutter and make it sparkling clean...especially the kitchen and bathrooms!

Next, CLEAN THOSE WINDOWS...Let the sunshine in! Clean or update window coverings and update light fixtures!

Don't forget to CLEAN THE FLOORS! There is nothing worse than stained carpet!

On the outside, SPRUCE UP THE LANDSCAPING. Fresh mulch, flowers and plants will make a BIG impression.

AND ONE OF THE BIGGEST THINGS TO KNOW...The front entry and foyer are the FIRST and LAST thing that a potential buyer will see and remember. Make sure it is spotless, warm and inviting and in pristine condition! If you've been putting off touching up the paint on the facia boards...DO IT before you list your home. You don't want people approaching the property thinking it already needs work!
